Have you started to notice more for sale signs in your neighborhood? I know I have seen more in mine! I decided to research this trend further, and just as I thought, the number of total sales has
remained relatively stable but the number of homes for sale has increased - in other words, a sellers market nearing its peak.
The chart here shows that inventory has risen six months in a row and we currently have about 31% more homes on the market than this time last year. This is welcome news for homebuyers! The increase in inventory has not caused home prices to fall just yet, so we are still in a sellers market but if the trend continues, I think we could see some prices beginning to fall. Depending on your situation we should work together to try and time this right.
Another newsworthy item for Buyers is that California is now the first state in the country to allow undocumented immigrants to receive taxpayer funded down payment assistance via ASB1840. What once was only available to “citizen” status buyers will now be available to qualified individuals regardless of immigration status. While this might be great for that small subset of buyers, the majority of "citizen” status
California homebuyers will be forced to compete with a larger group of individuals for these very limited funds, potentially making that home purchase just a little harder. Sellers of course will reap the
rewards of having a larger demand on their listing which will potentially ease the descent into this next cycle.
All things considered, I expect to see more housing inventory and It will be more
